And Jeff and John Ortiz that we have here today are brothers. Uh, they both have an amazing story of breaking into wholesaling, uh, and growing their real estate portfolio in such in such a short time. And as you can tell guys, uh, our guests today are, are a lot younger than me and they've done exceptionally well in such a short time. Uh, I can speak for Jeff first. Jeff was a full time insurance broker and is now a family man, uh, with, uh, he's married with children who started, uh, wholesaling and real estate investing to make more time essentially to spend with his family and John Jeff's brother is, uh, currently in the purchasing logistics career. Uh, and obviously him and Jeff are full-time business partners. Speaker 0 00:02:17 And John has recently also obtained his mortgage license. So he's the numbers guy when it comes to Ortiz property solutions and helping, uh, uh, Jeff with, with all the numbers and underwriting and, and stuff like that. Um, they both founded Ortiz's property solutions with the goal to be recognized as one of the leaders in off market deals in real estate. Uh, they now actively pushing are pushing to expand their business while including joint venture deals, burs and syndications last but not least recently. And this is actually gonna be really interesting guys. We're gonna get into this in, in, in, in the show, but they've recently began investing in the USA with respect to income properties in real estate, and are gonna share with us the advantages. And here you have two local GTA guys who've taken their, their aspirations to the USA, and they're gonna share with us the advantages of investing out there and how it can bring wealth to you and increase your portfolio. We we've, uh, we've chatted, we've known each other for, for a bit, so no, we appreciate you having us on and happy to provide some value for, for your listeners. Yeah, I, uh, Jeff, obviously you and I have, uh, engaged in conversations in the past and, uh, I know you caught my eyei on social media, uh, and you're on, uh, Instagram and whatnot at a very high level, uh, preaching and helping investors and whatnot. And, uh, for, for a young, for a couple of young guys who have done so well so fast, I really, really was excited to get you guys on the show. So, um, yeah, why don't we get right into it and guys interact your answers or, you know, whoever wants to jump in or, or both of you jump in, um, it's, it's really laid back here. So you began your journey in investing in real estate about four years, just short of four years now and taking it to where it was today. So for our listeners who have been in the business two to four years, can you explain what sparked your interest, why did you originally get started in wholesaling real estate? How did this all evolve essentially? Speaker 1 00:04:53 Yeah. Yeah, for sure. That's a great question. I'll I'll maybe answer that one. So, uh, the main reason why we got involved in real estate was that we were looking for an alternative, then you're nine to five, right? You get your nine to five, but then the government takes a big portion of it. And then you're left with whatever's on the table after that. And so we were looking for an alternative, uh, I guess, uh, site income. And we looked into, uh, e-commerce we looked into, um, uh, what is it, uh, drop shipping, drop shipping. We looked at a different different models and, uh, wholesaling really stuck to us just because of the ability to get into real estate with a lot, a lot of money and with a lot like, you know, without, uh, any really experience I would say. So that really cuts our attention and, and you can get started without really just really your, your passion and really being proactive in, in the market. Speaker 1 00:05:44 So that's what really caught our attention. And like you mentioned earlier, just to be able to have, build a business and have more, more time freedom. That was a big one. Yeah. I would agree with Jeff it's, uh, definitely trying to, um, you know, build, build generational wealth, which is, you know, a lot of people in this world that have true wealth have started with real estate and, um, you know, we've, we have a couple properties now. We can definitely see how, how that is and how it can be possible as you keep on growing your portfolio and, and your net worth and whatnot. Speaker 0 00:06:12 Awesome. So, um, how long ago? Well, uh, like, I, my intro suggests with John still, John still in the corporate world sort of speak, uh, with your career, but more so for Jeff. Uh, at what point did you make the switch from the nine to five insurance career? Uh, to, and I think I already know this answer, but I want everybody to hear it, uh, into the real estate entrepreneur world. How long ago did you make that transition? Speaker 1 00:06:48 So that was actually this year. It was in February of this year. Uh, so February, 2022, uh, that's when I decided to take the full leap of faith and, and really go fall into, uh, this business and, uh, very excited, very happy. I did that have not looked back since then. Yeah, actually we, we had talked about it a couple times just with, you know, income and expenses and he was gonna be the first one to, to take the leap. Um, and we had been talking about it for, for, for a couple weeks before he made the jump and, and one day he just messaged me and he said, you know what, I, I made the jump, I had enough and I'm gonna do this full time. And, um, I was happy that he did because you know, his job wasn't supporting him as much as he wanted to. Speaker 1 00:07:28 And, you know, just being busy with his family and the kids and, and being able to handle wholesaling. Like we did quite a bit of transactions of wholesaling. So even while I was working and he was working, we were both juggling back and forth real estate. And in our nine to five, which it can be a bit overwhelming at times, but we did quite a bit of deals. And, and we figured that, you know, it'd be best if he takes the jump and interacts the bus as far as operations and communications. And I'm still in the back end doing marketing and, and, and answering most emails towards lawyers and, and buyers and training some of our team members that we've now hired on our wholesale team to be able to help us on the acquisition aspect aspect of it. So we've delegated that because it takes quite a bit of time. Speaker 1 00:08:10 Um, and then in between that time, we actually, we actually did record a wholesaling course to be able to teach new investors a new skill. Cause there's some investors out there that have eight, nine properties and don't know how to wholesale. So it's, it's a good tool to have in their, in their toolbox. And you just newly, newly, regular people that wanna get into real estate and wanna learn how to wholesale. Um, you know, I think it's probably the cheapest thing out there to, that you can get as far as learning how to wholesale. Um, you know, so I think, um, you know, for people that wanna learn how to wholesale is a great aspect, if you don't have any, any capital and you wanna learn how to post it and just kind of build your portfolio that way. Speaker 0 00:08:47 Amazing. Yeah. Maybe, uh, well, you know what, at the end of the show, we're gonna obviously let our listeners know how we can get ahold of you guys. So yeah, for everybody out there, do you still have, is this like an online course or is this a live course you teach Speaker 1 00:09:01 Or so, so what it is, uh, Adrian is a, is a seven module course, uh, where if you literally knew nothing about real estate or even wholesaling, it teaches you everything where it starts, which is mindset, uh, all the way to marketing, to disposition, to buyers package, to build in an actual business, because as you may know, like 90 or 80% of the business is mindset, uh, the rest of it is actually the actual, uh, action of it. So it's a seven is prerecorded videos. Um, it does include, you know, contracts, marketing, everything that you'll need in terms of, you know, legality of it, obviously, you know, you might have to check everything with your lawyer, make sure everything lines up, but is everything pretty much given. And, uh, and we do assist some of our, uh, team members with deals, um, buyers and so on. Speaker 0 00:09:51 Hmm. Very interesting. I know you did something like that. I, I, it actually slipped my mind and I couldn't agree more if you're looking to get some deals done and you're, you know, like you said, you don't have a lot of capital to get done and, or, uh, money to throw away, so to speak. I couldn't agree. More wholesaling is definitely, could be very lucrative, could save you a lot of money cuz you could be negotiating deals yourself and um, and whatnot. So yeah, I I'm, I'm quite confident maybe several of our listeners will take advantage of that who are wanting to get into that space. And I can say for everybody listening, uh, these guys know where it's at. These guys have wholesale on, on a very high level, just follow them on social media and you'll see all the deals they're coming across and whatnot. So your wealth of knowledge in that industry obviously is gonna be beneficial for, for people wanting to learn. So that's awesome that we got that out there. Speaker 1 00:10:54 No, I, we appreciate that. And just one thing I wanted to mention about that, obviously, because it teaches you how to find off market deals. Um, you don't necessarily have to wholesale. We actually have some of our students that bought deals and just made such a good, uh, they actually bought the, the, the off market deals. One of them actually made over a hundred thousand on the buy just because he bought it. He was able to negotiate the seller, get a really good price, find out his wife. So you know, it actually more than Jose, I think it actually teach you how to find the deals and then you can figure out what you want to do once you have the deal. Cause as you know, the deal is, is one of the bigger factors of the whole, uh, transaction, Speaker 0 00:11:29 Amazing wholesale deal. Novice wholesaler makes a hundred grand on a deal. Speaker 1 00:11:37 Yeah, <laugh> Speaker 0 00:11:38 Amazing. Um, social media, you guys speak a lot about the importance of maintaining a resistant and you touched upon it positive mindset. You now started a health journey for self improvement, more so, uh, Jeff focused here on that, working out and all this kind of stuff and that's all over social media as well. But I wanna focus on you, you guys, in your comments and Jeff, you talked about it a second ago. Why is mindset so important to this business, uh, for newcomers and you know, experienced investors who want to continue to succeed? Tell me why mindset is so important guys. Speaker 1 00:12:26 Uh, yeah, I mean, I can maybe touch a little base on that. So I would say the reason why mindset is so important is because, um, your mindset, it will also reflect the people that you hang around, the, the actions that you take every day, the, um, cause you will come across hurdles. Like we, we, when we started, you know, we were here in knows all the time from sellers, uh, from buyers back in our deal. So we we've been through the hurdles. So if you have a strong mindset, if you have a strong foundation, then essentially you can push through the hurdles, but as well, surround yourself with the right people, the right team, the right energy around you. Uh, whereas if you don't have the right mindset, you won't even take the first action towards your goals or towards your dreams because you, you have the limited beliefs. Speaker 1 00:13:05 You don't, maybe you don't know how to do it. You've never done a deal. Maybe nobody in your family has done real estate. So you might just not even take the leap of faith. So as soon as you can work on your mindset, then you can essentially take the right steps. And instead of surrounding yourself with the right individuals around you, that can't help you get there or, uh, may have resources to help you achieve your goals. So I think mindset is just it's everything. And I've heard, I used to hear it all time and I didn't really understand it. I was like, well, I mean kind of sounds like a bunch of, you know, nonsense right mindset. But once you really get in it and you really experience what can be done, if you have the right focus, the right mindset and the right people around you, um, then you just, there's just different levels. Speaker 1 00:13:41 You just keep expanding and keep working on the mindset as you continue to grow. Yeah. I would definitely agree with Jeff. Definitely. Um, action taken, um, you know, you can easily give up on the way when things are not working on your way, but, um, I think we had quite a bit of hurdles just even getting our first wholesale deal. Um, you know, we lost both two to three the first time, just two different wholesalers and there were such good deals we're so close and we just ended up losing the deal. You know, we just kept on working, kept on working, kept on being positive. And uh, you know, the people around us definitely definitely helped us a lot as far as, you know, mentors and, and, and, and people around us that just motivated us every day. Uh, you know, we keep each other accountable when it comes to, to the gym to, to just staying on top of everything. Speaker 1 00:14:28 So yeah, definitely, definitely. It's a big thing. Uh, we, you know, encourage people to read books, um, from our course as first thing we talk about because, you know, when we started learning as well, that's what everybody had mentioned as well. And if you don't start, you know, organizing your mindset and who you hang around with and what you're doing with your time and how essential your time is at the end of the day, when you really look at it, it's a, it's a huge thing. So definitely they both come, come hand in hand. Yeah. And the one thing I just wanted to add to that is I would say my, your mindset is like a muscle, right? So the more you work on it, the stronger it becomes, right? It's not gonna be like on the top, you're gonna have a strong mindset. It is a muscle and you gotta keep developing, keep working on it. It's just, it's just another muscle that you gotta really focus and work on. It. It probably says the most important cause that's what the term is your actions. Speaker 0 00:15:13 I've never heard that before. And, and that's very powerful. Your mindset is like a muscle and you have to keep working and it's, it's so true. It's so true. You're I, I can't say anymore. So true. Your mindset is like a muscle and you have to keep working it amazing. So you've been added several, you guys have been added, uh, four years or so now if you were to approximate, how many wholesale deals have you done? Speaker 1 00:15:46 Yeah, so honestly, to be quite honest on the timeframe we actually started, like the very first time we started was in Decem December, November of 2020. Um, so that's when we originally got there. Our first deal when we like 2020 is when we started learning about real estate and like getting educated surrounding ourself with the right people. But like December was the first deal. Uh, December, November was the first time we actually, um, I guess did our first, uh, bird out deal. And then last year, January, 2021 was when our first original deal from start to finish actually TFI. So that, so really hasn't been, it's been like a year, a year and a half or not even two years yet. Um, and then the question was, uh, how many deals? Um, we kind of kind of put it all together. I think it's been about 24, 25 wholesale deals that we've transacted on. We've also purchased our own, uh, bird properties, but, uh, about 24, 25 deals, I would say, uh, this year, I guess, including this year, probably closer to 30 or 35 including this year. Yeah. Speaker 0 00:16:52 Wow. 30, 35 wholesale deals, essentially. Since your first one, did you say 20, 21 Speaker 1 00:17:00 Or, uh, 2021 was our first official wholesale deal before that we did the one in November, 2020, but it was more of a bird dog deal. And it was actually in Hamilton. Yeah. So for those that, that are not familiar with bird dogs is, is, you know, um, I see you start wholesaling and networking and you, you talk to people that are in your network and you go, Hey, look, if you ever see a property that's boarded up or, you know, anybody that's looking, sell, you know, connect them with us. And, and that's how you get kind of like a bird dog fee kind of from the whole seller or the buyer. Yeah. You don't actually like transact on the deal. You just connect the, the buyer and you connect the seller and then, you know, you get a see in between Speaker 0 00:17:38 And <affirmative>, and that's called bird dog deal. Speaker 1 00:17:41 Yeah. And like, even people like ourselves, like we're always looking for bird dogs, people that will go out there and, and look for deals or like might come across a deal. And maybe they don't, they don't feel comfort enough going through the whole transaction. So they're referred over to us and then whether we close on it or reassign it, we will offer them a, a bird off fee. But, uh, it really gives them involved and it gives them to, uh, understand the business and get paid right. And get paid. And they're gonna be motivated to go work for more deals and transact them and return. So that's how we started. Speaker 0 00:18:09 Awesome. Impressive guys. And just, just for the audience, how old are you guys? Speaker 1 00:18:16 So I am 25 turning 26. I'm 27 turning 28 next month. Speaker 0 00:18:22 So in your mid twenties and your wholesaling 35 deals, uh, very, very impressive guys. Uh, obviously, you know what you're doing, so whoever mentored or, or got you started, obviously did a very good job given the amount of action you guys have had. It's such a young age. Uh, amazing, amazing. Um, as, as we wind down and, and, uh, we're at our 30 minute mark, but we still have a couple more questions left. Um, and maybe you guys can answer this individually, cuz I'd like to hear from both of you. And it's really an important question. I ask all my guests on the podcasts. Um, we'll start with, uh, John, John, you always go first, but we'll switch it up. No, Jeff always goes first. So let's let's John go first on this one. Yeah, go ahead. So John, you're obviously very successful now when we say that relative to how the world views success, do you think John, there's still more to life for you? And second question, when you picture more to life, John for John Ortiz, what do you see? Speaker 1 00:19:41 Um, yeah, actually there's definitely, definitely more to life. Um, I think when you grow as a person and as an investor and you look back as to who you were and how much you've grown, um, you know, there's really, the sky is really the limit, you know? Um, like Jeff says, you're, you're always in competition with yourself and there's so much you can improve on from education to mindset. So I think there's definitely a lot more to keep on going and keep on reaching. Um, as far as to what's on the other side, um, you know, we definitely want to keep on growing our company, um, to a really, really big level. And, um, the professionals in, in the industry of large multi-families and also just building our, our, our, our, our generation and our, our, our, our last thing, which is really important, um, you know, for, for my kids one day, his kids definitely. Um, and yeah, just being able to, to reach financial freedom and, and, you know, we're, we're really passionate about real estate and, you know, we just wanna keep on growing and, and leveraging our, our relationships and our business models. Um, so yeah, definitely, definitely some big dreams that we have. And, uh, it's still definitely a lot to go, but, uh, super excited. Yeah. Speaker 0 00:21:02 Job. I wanna make sure I got it correct. <laugh>, Speaker 0 00:21:07 Uh, you're very successful now and we say that relative to how the world views success. Do you think there's more to life for Jeff Ortiz one and two, when you picture more to life, what do you see? Speaker 1 00:21:26 Yeah, no, that's actually a really good question. Um, yes, definitely. There's more to life. Like we we're just getting started. Right. Um, we're very excited about what's yet to come. Uh, not only from, you know, a business perspective, but also I wanted to grow it as a person, as a man, as a father, a brother, uh, I want to keep developing my mindset, developing the relationships around me and, and really just providing value. Like I'm big on providing value. And I know that I've said that like three times, but I, I really do enjoy providing value and helping other people. Um, essentially what we're planning is gonna be to, uh, educate people through podcast. We're actually planning to do something similar, like a podcast and be educate people, bring amazing guests, uh, create great relationships. And, uh, and so definitely there's way more to come. Speaker 1 00:22:10 Like I don't think we mentioned that, but our goal for the next 10 years is to have, uh, 4,000 units across the us. Uh, maybe probably something carried up, but for the most part in the us. And I know when I tell most people that, you know, if you're a high level investor, they're like, yeah, you can do it. What would you tell somebody like an ordinary person they're kind of like you're dreaming, right. And it just shows the different mindsets. Um, and then what does success look like for, for, for, for myself, I would say just, uh, time, freedom, um, you know, freedom to be able to spend, you know, your time with whoever whenever, uh, wherever you want and not have to depend on, on, on any sort of finances. Um, as well as I would like to take our business to like, and be able to travel, right. Be able to enjoy time with family, be able to travel, but have a system. Like, I think that's a big one that I, I think would be great is have a system have an operations where we're now working so much on the business, but in the, not, not in the business, but on the business. Um, I think that's that that would be our next level is to really expand it and build, you know, bring the right feature, bring the right pieces into, into the, the company, into the puzzle. <affirmative> yeah. I believe you're gonna get 4,000 units by the time you guys are set and done. You're you got time on your side. I mean, you're in your mid twenties for crying out loud and you've done super successful. You're obviously surrounding yourself with the right people, the right mentors, the right, uh, workshops and, and, and, uh, all that kind of stuff. So sky's the limit for sure. I mean, look at me, you know, 10 years ago I was driving a police cruiser, working night shifts, you know, with, uh, live and paycheck to paycheck that I never thought in 10 years, I build what I've built now. So sky's the limit for sure. And don't let anybody ever tell you different. Um, and you already know that anyway, I don't have to educate you on that. I didn't go to masterminds and groups and all that kind of stuff. I was just a, I was the only cop pushing a cruiser, you know, and then kind of figured it out myself as I went along. But you guys are doing everything that the experts say you should do to be successful. So guys, congratulations. Um, I wish you continued success and amazing mean stuff for you and your families.
